Every mortgage comes with a Loan Estimate, the three-page form you receive within three business days of applying. Page one carries the rate. Page two is the closing cost details, the page where the lender fees, third-party fees and prepaids actually live. Most people sign without reading it. This short is the Robin Hood version of that page: the fees ride in the coach, and somebody takes them back. I am a mortgage broker in Chandler, Arizona.
